A Quick Guide: Homeowners Maintenance Checklist
Homeownership brings with it many advantages but also requires careful maintenance. Many new homeowners may not understand they need to check certain aspects of their home to keep everything in working order.
The following five items are essential to keep a home healthy and safe.
1. Check the HVAC Filters
A home’s air conditioning and heating system work hard to provide ideal comfort. One of the best ways to ensure your HVAC system is operating properly is to regularly replace the intake filters. These filters are located inside the home behind slotted grates for easy access either in the wall, ceiling, or at the air handler, which is usually in an attic, basement, or other unfinished areas. Remove the grate and replace the filter every 3 months or so.
2. The Plumbing System and Leaks
Plumbing is crucial to a functioning and healthy home. Look out for any mildew or musty odors, as this could mean a leak. Make sure to regularly check the connections under the sinks are tight and for evidence of water pooling in the cabinets. Solving a leak could be as simple as going over to the local hardware store. A more severe situation would require a professional plumber.
3. Check the Roof for Issues
As a roof age, it can start to provide less than adequate protection from the weather. Doing a basic visual check as you walk around your home can show any obvious problems that require further inspection. If you suspect your roof needs repairs, contact a licensed contractor for assistance.
4. How Clean Are Your Rain Gutters?
Leaves and other debris can easily clog up rain gutters designed to carry rainwater away from the home. Without getting on a ladder, observe the amount of water running out of the drain spout during a storm. During a hard rain, there should be a strong flow of water shooting out of the drain spout. If not, you should check your gutters for obstructions.
5. Check for Uninvited Guests
Unfortunately, insects and other pests may try to move into your home. An easy test to see if you might have intruders is to purchase a pack of sticky traps. These are harmless to pets and people but will capture anything that may be creeping around. Place them along the edges of a room or near doorways. If you notice these traps are quickly filling up with insects or spiders, you may consider calling a pest control company.
