There is nothing a homeowner fears worse than a leaking slab. Leaking slabs are expensive to fix once they get out of hand. They can cause thousands of dollars in damage to your property. They can also make your property value go down in a hurry. Luckily, if we catch a leaking slab early, we can fix it before any major damage occurs.
Are you concerned that you might have a leaking slab? Here are the signs to determine if your slab is leaking and tips on how to solve the problem.
What Are Slab Leaks? How Common Are Slab Leaks?
Slab leaks are quite common. Slab leaks occur when water leaks under the concrete slabs of your home. Usually, the water leaks occur because something happened to the plumbing underneath the slab. Because the water is leaking underneath the slab, it is more difficult to detect. While slab leaks are rare in a new house, they can happen if there is a flaw in the plumbing. The older the house is, the more common a slab leak becomes. However, there are warning signs you can look for to determine whether you have a leak in your slab.
How to Detect a Water Leak
There are several signs you might have a leaking slab.
Hot Spots
First, you may notice a hot spot on your flooring. If you notice a warm or hot area on your floor that remains hot all the time, this may indicate a leak. And, this is a major problem. Keep in mind this hot spot will only occur if your busted pipe is a hot water pipe.
Pools of Water
Pools of water in your home where they should not be is another sign. This is a serious indicator of a leaking slab. Not only is the slab likely busted, but there is so much water, it’s coming through the walls and flooring. You will need to have someone look at your slab as soon as possible. You do not want significant water damage.
When You Have a Backed Up Tub, Toilet or Shower
If your shower, toilet, or tub suddenly is not working, you may have a broken water line under the slab. Pinpointing which bathroom fixtures are not working is key to figuring out where the problem is. However, if your only indication of a problem is a backup, there may be something else wrong.
Moving or Cracking Foundation
Have you noticed cracks along your doors or doorframes, or along the exterior or interior walls of your house? Then, you may have a slab that is leaking. Water is a powerful force, and, over time, it can cause your foundation to shift or crack. This can cause real damage to your house if you don’t repair it as soon as possible. You can look for tiny cracks that move from one area of your home and spread horizontally.
Bad Odor
Are you smelling a moldy odor, and you can’t track down the source? The unexplained odor may be from water damage to the wood. This is a sign of a leaking slab. In fact, you may notice the smell before you notice the mold, especially if it is under your flooring. Pay attention to where the smell is the strongest. That may be where your leak is.
